Northern Nevada housing data
Existing sales not at peak numbers, but sale amounts still strong

The housing data has been particularly challenging to report on lately -- I'm not generally a doom-and-gloom economist, but these housing numbers have not been much fun to write about in 2007. I struggle to find a bright spot amid the housing economy ruins, at the risk of coming off sounding like a realtor ("it's ALWAYS a good time to buy or sell!"). So Washoe County's home sales in November were largely a repeat of the previous several months ... single-family homes of both new and existing varieties are languishing on the market while prices continue their slide down from the peak. And, once again, sales of existing condo units hold out as the sole glimmer of hope that there are some signs of life in Truckee Meadows real estate.

While watching a lopsided college basketball game on television four days after Christmas, I began searching the Internet for creative recreational-property house plans.
Would we consider a smaller place in the sun when our youngest child finally got out of school? If so, how would we use an actual second residence -- and would it eventually become our primary home? What features and furniture would I consider to be "must haves" and what furnishings would be designated to the "wish list"? My aching knees would appreciate a first-floor bedroom but could we keep that space far enough away from the kids' late-night visits to the kitchen and family room?

Auction Marketing: Sell vs. List?

A lot of excitement has been created by eBay and it's slowly catching on that auction marketing may be the next best way to sell real estate. Across the world in nations like Australia and New Zealand, auctioning property has been the mode of sale for centuries. It has proven to be the fairest method of selling since you know your competition and price instantly.
So many homes are sitting on the market these days that you either have to be extremely competitive in your pricing or give the buyers a world cruise to make them jump. With auctions, people know that they only have once chance to capture the property, then it's sold. Thus they are motivated to purchase, not just sit on the sidelines and wait for a deal to fall into their laps.
